Deacon + Richardson Architects transformed a chalet bungalow in Shoreham-by-Sea into two contemporary new build homes. The houses offer spacious layouts and striking modern materials. Close collaboration with planners and the community ensured a successful build completed to a high standard in 2023.

In late 2016, a long-standing builder and client approached D+R Architects with a vision to redevelop their existing chalet bungalow in Shoreham-by-Sea, West Sussex. The goal: to demolish the existing structure and replace it with two contemporary new build homes that reflect the evolving architectural style of the local beachfront area.
The client’s brief was to create two modern, high-specification houses designed to attract discerning buyers in a market increasingly drawn to bespoke new builds. Each property features:
Four spacious bedrooms
Two modern bathrooms
An open-plan kitchen, living, and dining area
A separate snug room
An integrated garage with an adjoining utility room
D+R engaged proactively with the local planning authority through a pre-application process to assess the feasibility of the development. The initial concept of two link-detached homes received positive feedback. The design was then refined and submitted for full planning approval, which was successfully granted in 2019.
During the planning phase, we collaborated directly with the council and responded to neighbour feedback by amending the design where necessary to ensure community alignment.
To ensure a striking and modern aesthetic, the material palette included:
Buff brick in a Flemish bond with contrasting snapped headers
Sleek black cladding
Standing seam metal roofing
Although the homes share a cohesive design language, unique detailing was introduced to give each dwelling its own identity.
Once planning conditions were discharged, D+R produced detailed construction drawings and remained closely involved during the build. Challenges such as Shoreham’s shingle ground conditions required the use of raft foundations and careful drainage planning.
The build stayed true to the original architectural vision without significant value engineering, resulting in a high-quality finish in both appearance and performance.
The two new build homes in Shoreham-by-Sea were completed in October 2023, standing as a testament to thoughtful design, collaborative planning, and high construction standards.
