Using Permitted Development rights for office conversions, our brief was to convert this former office into a new three-bedroom sustainable family dwelling in central Brighton. The finished home is bright and crisp with timber detailing to provide a natural warmth.

Our client’s brief for this city centre property centred on creating a light-filled and spacious interior while maintaining a high level of privacy.


The scope of works included the insertion of two new staircases, a bespoke kitchen, two bathrooms, comprehensive structural alterations, and general upgrades to the building’s fabric.


Located directly beneath a large existing rooflight, a central design move was the introduction of an open, lightweight staircase. This bespoke feature was carefully designed to filter natural light down to the open-plan kitchen, living and dining space on the ground floor — creating a bright and welcoming atmosphere.


As a practice committed to sustainable design, we prioritised high-performance upgrades across the building envelope. Walls, floors, windows and the roof were all improved with high levels of insulation and air tightness. Low-energy lighting and smart heating controls were installed throughout the home.


Reclaimed materials played a significant role, including parquet flooring and hardwood salvaged from the building’s previous use as an office, adding character and reducing environmental impact.


Completed on time and within a tight budget, the project showcases our comprehensive architectural service. In addition to design and planning applications, we managed the procurement process, executed the building contract between the client and contractor, and provided regular site meetings every two weeks to ensure quality and progress.
