Wrap Around Rear Extension
Deacon + Richardson Architects designed and delivered a Brighton wrap around rear extension, creating a modern, open-plan living space in a terraced home. The project included a lowered floor level, vintage kitchen features, and full project management—completed on a tight budget within strict planning constraints.

Deacon + Richardson Architects were appointed to design an infill rear extension that would transform a traditional Brighton terraced property into a spacious, open-plan home.
The brief was to create a light-filled living area that connected seamlessly to the garden, improving both functionality and flow.
The existing rear extension was removed and replaced with a contemporary wrap around side and rear extension. Careful negotiation with the Local Authority was required due to restrictive planning policies in place at the time.
To enhance the connection to the garden and reduce the impact on neighbouring properties, the floor level of the extension was dropped.
Internal partitions were removed, resulting in a large, split-level open-plan living, kitchen and dining area.
Key features include a reconditioned vintage Rosieres range cooker and polished concrete worktops in the kitchen.
The project was delivered on a tight budget, with Deacon + Richardson Architects providing a full architectural service. This included concept design, planning and statutory approvals, management of the procurement, contract administration, and regular site meetings to ensure successful delivery.
